Who is Really Eligible for A VA Loan?
A veteran is eligible for VA home loan benefits if he or she
served on active duty in the Army, Navy, Air Force, Marine Corps, or Coast Guard after September
15, 1940, and was discharged under conditions other than dishonorable after either
- 90 days or more, any part of which occurred during wartime, or
- 181 continuous days or more (peacetime).
2 Year Requirement: A greater length of service is required for veterans who
- enlisted (and service began) after September 7, 1980, or
- entered service as an officer after October 16, 1981.
These veterans must have completed either
- 24 continuous months of active duty, or
- the full period for which called or ordered to active duty, but not less than 90 days (any part during wartime) or 181 continuous days (peacetime).
Note: Cases involving other than honorable discharges will usually require further development
by VA. This is necessary to determine if the service was under other than dishonorable conditions.
Members of the Reserves and National Guard who are not otherwise eligible for loan
guaranty benefits are eligible upon completion of 6 years service in the Reserves or Guard.
The applicant must have been honorably discharged from such service unless he or she is either
in an inactive status awaiting final discharge, or still serving in the Reserves or Guard.
Eligibility for Reserves and Guard expires on 9/30/07.

We're On the Move!
About half of all Americans moved between 1995 and 2000, says the Census Bureau.
Most moves are within the same state - in fact, more than half of all movers don't
leave the county.
Nevada, Colorado, and Arizona are the most-mobile states. Close to two-thirds of the residents
of Nevada moved during the late 1990's. Yet we keep our roots. Three out of five Americans
in 2000 lived in the same state they were born. However, the highest growth category of
movers is households coming from another country.
People moving within the U.S. were most likely to head south. Twice as many folks moved into
southern states as those who went west. Without the inflow of immigrants,
America's northeast and midwest would have lost population from 1995-2000.
How to Save on Homeowners Insurance
Rising costs for homeowners insurance are putting a crimp in many consumers' budgets.
Experts say that premiums paid by homeowners could double in some areas of the country.
Average rates are expected to go up at least 15 percent nationally.
Homeowners insurance protects your house from disasters ranging from fire and tornadoes to
burglary and hurricanes. Insurers cover the losses - and increasing numbers of claims
have stung them.
Some traditional insurance companies are not writing new policies in high-risk areas.
Firms staying in the market thus are able to charge more. Here are some suggestions
for cutting your homeowners insurance premiums:
- Shop for the best rates. Companies price their policies differently, so it pays to obtain several quotes. Also consider which firm would give you the best service in case of a claim.
- Increase your deductible amount. Your deductible is the amount of losses you'll cover before your insurance starts picking up the cost. Insurance experts say that boosting your deductible from $500 to $1,000 can cut your premiums by 25 percent. Use insurance to protect yourself mainly against large losses, and your monthly costs will drop.
- Buy from your auto insurer. Having two or more policies with the same insurer generally means you'll get a discount.
- Talk with your agent. Ask about any additional discounts you can qualify for. You may be able to reduce your premiums by adding storm shutters or having a home security system.
- Don't over-insure. You want to be able to replace your home and its contents in case of a disaster, so make sure your policy covers the increasing cost of rebuilding. But you don't need to boost your insurance coverage to include the value of the land your home sits on.
- Get insurance quotes before deciding on a home to buy. A house's age, construction materials, and how close it is to a fire hydrant all can affect the cost of insurance. Finding a home that costs less to insure will reduce your housing expense.
- Review your coverage. You'll benefit by changing your coverage as your needs shift. The expensive home entertainment center you bought several years ago can be replaced for less now, so you can reduce the insurance on it.
Don't focus too much on saving money, however. Make sure you have adequate coverage for your needs.
